Most homes in Riyadh rely on electric storage water heaters. They are simple and reliable, but hard water, sediment and constant use wear them down. A failing heater can also be a safety risk because it combines water, electricity and pressure.

No hot water or not enough hot water

If the water stays cold, first check whether the breaker or switch for the heater has tripped. If power is fine, the heating element or thermostat has probably failed. Both can usually be replaced without changing the whole heater.

If hot water runs out quickly, sediment may be covering the element, or one element has burnt out in a larger tank.

The heater trips the breaker

A heater that trips the breaker or earth leakage switch often has a heating element with damaged insulation, or water has reached the electrical connections. Switch it off at the breaker and do not use it until it has been checked.

Leaking tank or dripping valve

A small drip from the pressure relief valve can be normal while heating, but continuous dripping means the valve or water pressure needs attention. Water leaking from the tank body itself usually means internal corrosion and the heater should be replaced.

Rusty water, noise or bad smell

  • Rusty or brown hot water points to corrosion inside the tank or a worn anode rod.
  • Popping or rumbling sounds are caused by sediment at the bottom of the tank.
  • A rotten egg smell often comes from a reaction with the anode rod and can be fixed by flushing and replacing it.

Simple maintenance that extends heater life

  • Flush the tank once or twice a year to remove sediment.
  • Check and replace the anode rod every few years.
  • Test the pressure relief valve.
  • Set the thermostat to around 55 to 60°C: hot enough to be hygienic without wasting power.
  • Make sure the heater has a dedicated circuit and is properly earthed.

Repair or replace?

Replacing an element or thermostat is cost-effective on a heater that is a few years old. If the tank is leaking, heavily corroded or more than 10 years old, a new energy-efficient heater is usually the better investment.
